Overseas property buyers · UAE

Buy property abroad, without losing a room to FX.

Buying a home or investment property overseas from the UAE means moving large sums in a foreign currency — a deposit, staged payments, then completion. That is exactly where a hidden exchange margin costs the most. Vault Money settles property payments in the local currency at transparent, near-interbank rates.

Overseas property purchase funded from the UAE

On a property purchase, the FX margin is a hidden line item

A deposit and completion on an overseas property can run into hundreds of thousands in a foreign currency. Because banks charge their exchange margin as a percentage, the bigger the transfer, the more that hidden 2 to 3% costs — often far more than legal or agency fees, and almost never itemised. On a single completion payment that can be tens of thousands of dirhams that never needed to leave your account.

Vault Money settles property payments — to a developer, solicitor, notary or escrow account — in the local currency at the live mid-market rate with our margin shown, typically around 0.4%. You can also lock timing across a staged purchase and hold the currency until each payment is due, with one named contact through the whole transaction.

A single relationship manager across deposit, staged payments and completion — not a new queue each time.

What overseas buyers get

Transparent FX

Near-interbank rates instead of a hidden 2–3% margin on a large purchase.

Biggest saving on big sums

Because margin scales with size, property-sized transfers save the most.

Pay in the local currency

EUR, GBP, USD and more, settled directly to the receiving account.

Staged or lump sum

Handle deposit, interim payments and completion on one relationship.

Clean records

Confirmations for your solicitor, your own files and any lender.

Regulated partners

Every transfer settled by an independently licensed counterparty.

Who this is for

UAE residents buying holiday homes, investment property or a family base abroad; investors building an overseas portfolio; and anyone moving completion funds from dirhams into a foreign currency. The larger the purchase, the more a transparent rate matters.

Frequently asked questions

Can you pay a developer, solicitor or escrow account directly?

Yes. Funds settle directly into the receiving account — developer, solicitor, notary or escrow — in the local currency through our regulated partners, with confirmations for your records.

Why do large property transfers save the most?

Because the exchange margin is charged as a percentage of the amount. A hidden 2–3% on a property completion is a far larger absolute cost than on a small transfer, so moving to a ~0.4% transparent margin saves the most on exactly these payments.

Can you handle staged payments over a purchase?

Yes. Your relationship manager can plan deposit, interim and completion payments together, so each conversion is timed and priced transparently rather than rushed at whatever rate the day brings.

Is Vault Money regulated?

Vault Money operates through registered entities in the UAE (Meydan Free Zone), the US (FinCEN MSB) and Canada (FINTRAC MSB, Bank of Canada RPAA), and settles through independently licensed partners. It does not itself hold a banking licence or take title to client funds.
